Meadowville Technology Park is a World-class business center that has attracted high-tech industries to Chesterfield County, Virginia. Timmons Group has been a strategic partner with the Chesterfield County Economic Development Authority (EDA) for over twenty years to implement the vision for all phases of this project. The first initiative of the project included investigating the technical aspects and securing real estate options on the property for development of the site for high-tech industries. Timmons Group engineers were able to utilize SITEOPS site optimization software to compare numerous preliminary design options for a better design-driven decision that integrated mixed-use amenities within a center village.
Master Planning Services
Timmons Group’s team worked with the County to complete a comprehensive Preliminary Engineering Report and master plan that provided detailed comprehensive services for this large economic development initiative. The master planning effort for this 1,600 acre site along I-295 included layout, stormwater, utilities, geotechnical, vibration, air quality, cultural resource and environmental investigations. SITEOPS was a unique tool that allowed our firm to design more efficiently by evaluating more information in the early stages of a project. This powerful software program gave us the ability to provide our clients with numerous “what-if” scenarios regarding layout, grading and stormwater drainage.
The second initiative of this project focused on creating an enhanced master plan for multiple markets and smaller, more vertical land bays within Meadowville. We secured approval of re-zoning in accordance with this new vision, helped the county design and build the first phase of a new interstate interchange, and initiated a partnership with an adjacent property owner to launch a Town Center that helps to mark the arrival of guests into Meadowville.
During the infrastructure phase, Amazon and Capital One decided to join Meadowville Technology Park. Amazon opened a 1,000,000 square foot fulfillment center in 2012 and Capital One opened its state of the art data center in Meadowville Technology Parkway in early 2014. More recently, Phillip Morris has announced their plans for a 118-acre site as well.
Meadowville Technology Park is now one of the premier sites for logistics, data centers, research and development, hospitality, and flex space on the East Coast. Timmons Group is pleased to be a strategic partner with the EDA and looks forward to another twenty years of shared success.
